Days on Market (DOM)

How long a home has been sitting for sale - the longer it sits compared to its neighbors, the more open the seller is to a lower offer.

Days on market is the simplest motivation signal in real estate: a listing sitting far past its market’s average sale time has a seller who is tired, priced wrong, or both — and increasingly open to a lower offer.

The number only means something against its local average: 40 DOM is stale in a 17-day market and fresh in a 90-day one.

OnOffDeals shows each listing’s DOM next to the ZIP’s average days-to-sale, and flags long-sitters, price cuts and relistings as motivated-seller signals across whole markets.
