Monthly Cash Flow (Rental)

The money left in your pocket each month after the mortgage and all the bills are paid.

Cash flow is what actually lands in your pocket each month after every bill is paid: the loan payment (principal + interest), property taxes, insurance, HOA dues and property management.

Example: rent $2,400; loan payment $1,100; taxes $300/mo; insurance $100/mo; HOA $0. Cash flow = 2,400 − 1,500 = $900/month, or $10,800 a year.

OnOffDeals computes cash flow with real inputs wherever possible — HUD fair-market rents, county tax records, and a loan sized at 80% of ARV (capped at your total cost). Deals are then colored green, yellow or red by the break-even ratio so you can rank a whole market at a glance.
