ARV (After-Repair Value)
What the home should sell for once it's fixed up - based on what similar homes nearby actually sold for, not on anyone's guess.
ARV — After-Repair Value — is what a property should sell for once it has been fully renovated. It is the single most important number in any flip or BRRRR deal: your offer, your loan and your profit all hang off it.
The honest way to estimate ARV is from closed sales: recently SOLD homes of the same type, similar size and bed count, in the same city, as close to the subject as possible. Asking prices, pending sales and automated estimates are not sales — using them inflates or deflates the number.
OnOffDeals builds ARV from county-recorded closed sales enriched with MLS data. It matches comps by property type, bed count and size, prefers the same city, trims distressed outliers, and averages the top-priced qualifying sales — because a renovated home competes with the best recent sales, not the fixer-uppers. Every comp used is shown to you with its sale month, size and distance, so you can verify the number instead of trusting a black box.
