Cash-on-Cash Return (CoC)

What your own money earns per year: the cash the property pays you compared to the cash you actually put in.

Cash-on-cash return measures what YOUR money earns: the annual cash flow divided by the actual cash you have tied up after financing (down payment, rehab you paid for, closing costs not rolled into the loan).

Example: $6,000/yr cash flow with $40,000 of your cash in the deal = 15% CoC.

When a refinance returns ALL of your cash (the BRRRR ideal), the denominator is zero — OnOffDeals shows this as "Infinite", meaning the property pays you every month with none of your own money left in it.
