BRRRR (Buy, Rehab, Rent, Refinance, Repeat)

A way to recycle one pot of cash into many rentals: buy cheap, fix it, rent it out, refinance to pull your money back out, then do it again.

BRRRR means Buy, Rehab, Rent, Refinance, Repeat: buy below market, renovate, place a tenant, refinance at the new (higher) value, and use the returned cash for the next deal. Done right, one pot of cash buys many properties.

The magic condition: the refinance loan — typically 80% of ARV — must equal or exceed everything you spent. Then your cash-on-cash return is literally infinite: the property pays you monthly with none of your money left inside.

OnOffDeals shows "Max rehab for BRRRR" on every deal: the largest renovation budget where the refi still returns all your cash. Spend more and the difference stays in the deal — sometimes worth it, but now it is a choice, not a surprise.
