ChatARV Review (2026): Fast Comps, and Everything It Leaves Out

First, the disclosure you should demand from any review like this: we build OnOffDeals, a competing deal-analysis tool. We're biased. We'd rather tell you that in the first sentence than pretend to be a neutral blog that happens to have a signup button.

With that on the table — ChatARV is a real product with a real user base (their site claims 20,000 users), and it does its one job quickly. The question a working investor should ask isn't "is it good," it's "how much of my underwrite does it actually finish?"

What ChatARV does

You give it an address, and in about a minute it returns AI-selected comparable sales and an ARV. You can nudge the number for repair costs and an assignment fee, then share a clean comp report with a buyer or partner. There's a chat-style interface and a Chrome extension, and the marketing speaks mostly to wholesalers, with flips, rentals and BRRRR mentioned along the way.

What it does well

  • •It's fast. Pulling comps by hand takes a good chunk of an evening per address; sixty seconds is genuinely useful when you're triaging a list of leads someone sent you.
  • •The reports are clean and easy to forward. If your business is assigning contracts, a tidy comp sheet your buyer can skim has real value.
  • •There's almost no learning curve. Type an address, read the answer.

The pricing question

Here's a small thing that tells you a lot: as of this writing, ChatARV doesn't publish its pricing on the site — you sign up to find out. Third-party reviews report tiers of roughly $19, $89 and $149 a month, with the middle tier being the one most people actually need. Take those numbers as reported, not gospel, and verify. But as a rule of thumb we'd stand behind anywhere: when a tool makes you register to see the price, budget for the expensive tier.

Where the underwrite stops

An ARV is one number. A deal decision needs about five. Walk the logic with us:

  • •An ARV without a defensible rehab number is not a profit estimate. ChatARV lets you type in a repair figure, but typing a guess into a box doesn't make it less of a guess. Where does your number come from before you've walked the house?
  • •Comps tell you what renovated houses sold for — not whether the rent covers the mortgage. If you hold anything, you need real rent data and a cash-flow screen, not just a resale value.
  • •It prices the lead you already have. You bring the address; it appraises it. It can't look at the two hundred listings in your market and tell you which nine are worth your gas money. Lead selection is the part that eats your week.
  • •Comp quality is invisible unless the tool shows its rejects. Any comps engine (ours included) lives or dies on which sales it excluded and why. If you can't see the comps that were thrown out, you can't audit the number. Ask any appraiser.

One more industry-wide caveat: every comps tool depends on recorded sale prices, and in non-disclosure states (Texas being the famous one) those are hard to come by. That's not a ChatARV flaw so much as physics of the data — but it's worth knowing before you buy any nationwide promise.

Our take

ChatARV is a good comp-puller with a pleasant interface, priced (reportedly) like a full underwriting platform. If your workflow is "leads arrive, I need a shareable ARV fast," it earns its keep. If your workflow is "find the deal, budget the rehab, check the rent, then convince a lender" — comps are the first fifth of that, and you'll be doing the other four-fifths somewhere else.

Who it's for

  • •Good fit: wholesalers with steady lead flow who need quick, shareable comp reports across many markets.
  • •Look elsewhere: buy-and-hold and flip investors who need the whole underwrite (rehab, rent, cash flow, financing math) and want to hunt a market, not just price a single address.

Underwrite your next deal in about a minute
